I believe our meeting with Dan and Aleta was very productive. I have put together for everyone's reference a list of what needs to be done in order to get the Zoning Administration (Dan or Aleta) to sign-off on the project.

Before re-submitting the plans to the ZA, they must include:
1. Landscaping plans must be drawn up by a landscape architect that include: (1) landscape, (2) irrigation, and (3) lights if possible;

2. The plans need to satisfy Condition 15 and show the wall around the property;
3. Remove references and drawings that refer to "future use";
4. Identify the storm water basin (reservoir);
5. Label the 50-foot setbacks from the front and sides and anything else that might not be clear from the drawings;
6. Revise drawings to place church entirely beyond 50-foot setback;
7. Have the City Council Resolution and the City Council Vote copied onto the plans (I have attached these documents);

Before re-submitting the plans to the ZA, the following approvals must be stamped on the plans:
1. Department of Engineering -- This should include (1) the street, (2) and the equestrian trail;
2. Department of Transportation  -- This should include (1) satisfaction of Condition 1 (traffic management study), and (2) satisfaction of Condition 13 (proof that a traffic light was installed);

3. Fire Department;
4. Parks & Recreation -- Should approve the equestrian trail if the Department of Engineering does not.

In addition, Father Alecse will see that the conditions are recorded using the document Aleta gave us. That form should be signed, notarized, and then signed by Dan Green. It must also include the Conditions and City Council resolution (I have attached these).

Also , Larry and I will submit for review all plans to Councilman Alarcon's office (Conditions 5, 9, 15).  Garo please send a revised set of the plans when they are completed.  We will submit the plans to Alarcon's office with an appropriate cover letter.   

Thanks to everyone for their hard work in getting this far. At the risk of being overly optimistic, I think it's only a matter of time.
